What is being built and who approved this project?

    As part of our ongoing commitment to improving the quality of life for our deserving military families, the Villages at Belvoir will be demolishing 68 two-bedroom units in the Dogue Creek Village and replacing them with 41 brand-new townhomes for active duty service members. This exciting new development, approved by the Department of the Army in Fall 2020, is the result of more than five years of planning and coordination with the Installation, including the Garrison Commander, Directorate of Public Works, and Residential Communities Liaison Office. 


    This much-anticipated new addition to Dogue Creek Village will further the vision set in the Fort Belvoir Master Plan. Plans and specifications comply with the 2015 International Residential Code and 2015 Virginia Building Code (i.e. the applicable codes for new construction in Fairfax County), and were reviewed and approved by the Commonwealth of Virginia, the Fort Belvoir Fire Department, and several third-party consultants approved by the Army. All new homes will undergo rigorous third-party and Army inspections during construction and prior to occupancy. 

    How long is this project going to take?

    Construction in Dogue Creek Village began October 2020 and is scheduled for completion by April 2022. The village will also re-open the fitness center when construction is completed.

    What are the construction hours?

    Construction hours are Monday to Friday between 07:00 and 18:00 and Saturday 09:00 to 18:00. While contractors are authorized to work on Saturdays, we do not expect construction activity to occur every Saturday. No construction will take place on the following holidays: Thanksgiving, Christmas Eve, Christmas Day, New Year's Day, Memorial Day, Independence Day, Labor Day, and Veteran’s Day.

    What is being done to keep the jobsite secure and safe?

    Resident safety is our top priority. Accordingly, our contractor is following all local, state, federal, and OSHA regulations, as well as their own industry-leading safety best practices to create an incident-free construction site. We ask that residents adhere to all posted safety signage and refrain from entering any areas marked by construction fencing. The diagram below outlines the fencing perimeter, which may be adjusted from time to time to accommodate certain construction activities. The Villages at Belvoir will give residents advance notice of any changes in the construction fencing.

    Will resident parking or services in the neighborhood be impacted?

    The Villages at Belvoir does not expect any impacts to resident parking in Dogue Creek. While the existing parking areas within the construction fencing will be temporarily unavailable, they will be refinished and reopened upon construction completion. The village will also re-open the fitness center when construction is completed.

    What will the completed homes look like?

    The brand-new townhomes coming to Dogue Creek Village will average 2,319 SF and feature brand new stainless steel appliances, quartz countertops, ceramic tiled bathroom floors and showers, water saving fixtures, and energy conserving Nest thermostats.     What is the plan for the rest of Dogue Creek Village?

    Similar to homes in other neighborhoods at Fort Belvoir, the existing homes in Dogue Creek Village will be evaluated regularly to ensure they meet the Villages at Belvoir’s high quality standards. During the change of occupancy process, certain building components may be replaced, depending on the age and condition of the home. Such improvements may include, but are not limited to, removing first floor carpet and upgrading to luxury vinyl plank flooring, installing new HVAC systems, or replacing hot water heaters.

    Can I relocate if I do not want to stay in my current home?

    Relocations are not required to complete the work in Dogue Creek Village. However, if you do not wish to remain in your current home, please reach out to your Villages at Belvoir team at the George Washington Community Management Office at 703.781.0596. Please note that residents would be required to pay all costs associated with relocation.
