Overview

As part of our ongoing commitment to improving the quality of life for our deserving military families, the Villages at Belvoir will be demolishing 68 two-bedroom apartments in the Dogue Creek Village and replacing them with 40 brand-new townhomes, six of which will be single-story accessible homes, for active duty service members. This exciting new development, approved by the Department of the Army in Fall 2020, is the result of more than five years of planning and coordination with the Installation, including the Garrison Commander, Directorate of Public Works, and Residential Communities Liaison Office.

This much-anticipated new addition to Dogue Creek Village will further the vision set in the Fort Belvoir Master Plan. Plans and specifications comply with the 2015 International Residential Code and 2015 Virginia Building Code (i.e. the applicable codes for new construction in Fairfax County), and were reviewed and approved by the Commonwealth of Virginia, the Fort Belvoir Fire Department, and several third-party consultants approved by the Army. All new homes will undergo rigorous third-party and Army inspections during construction and prior to occupancy.


History of the Village

The development sites in Dogue Creek previously held 68 two-bedroom units that were developed by the Army in the 1950s as part of the 270-home neighborhood. The Army renovated Dogue Creek between 1999-2003, just prior to the Residential Communities Initiative (RCI) commencing in December 2003. The majority of the neighborhood received significant renovations such as adding an additional floor to many of the homes. The portion of the village slated for reconstruction received primarily interior renovations.

When the RCI commenced in 2003, Dogue Creek was one of the most sought-after neighborhoods given the recent renovations. Over the next 10 years, Dogue Creek Village’s two-bedroom homes became less desirable than the new or renovated three-, four- or five-bedroom homes, so the Army and Villages at Belvoir team developed a plan to renovate or replace those two-bedroom homes. In 2014, the Villages at Belvoir completed two pilot renovations which converted four two-bedroom structures into two five-bedroom homes boasting modern interiors and new front porches.


An Inside Look at the Improvements

The New Construction at Dogue Creek Village will involve the demolition of the remaining 68 two-bedroom homes and construction of 41 townhomes in their place. The two five-bedroom pilot homes will remain in place, but for safety reasons will be kept offline and unoccupied during construction.

The new townhomes are designed to match the look and feel of the other redeveloped villages at Fort Belvoir, such as those in George Washington Village. This new development also includes six accessible one-story homes for eligible families. Homes will feature brand new stainless steel appliances, quartz countertops, ceramic-tiled bathroom floors and showers, water-saving fixtures, and energy-conserving Nest thermostats. Homes will also include fenced-in backyards and a storage structure for each home. Parking will remain in the existing location, and each new home will have two dedicated parking spaces. Once delivered, the new homes will provide quality housing to 41 families on the housing waitlist, or to new families relocating on post.
