Overview

In 2011, the Villages at Belvoir garnered national acclaim for the Wounded Warrior Home Project, two concept homes designed by renowned architect Michael Graves to radically redesign the living spaces for the increasing number of Wounded Warriors returning to active duty. Using principles of universal design and lessons learned in the decade since, the construction at Woodlawn Village continues this important mission by delivering eleven new accessible homes and developing an additional 13 accessible home sites.

Plans and specifications comply with the 2015 International Residential Code and 2015 Virginia Building Code (i.e. the applicable codes for new construction in Fairfax County), and were reviewed and approved by the Commonwealth of Virginia, the Fort Belvoir Fire Department, and several third-party consultants approved by the Army. All new homes will undergo rigorous third-party and Army inspections during construction and prior to occupancy.


History of Woodlawn Village

For residents who may not know the history of Woodlawn Village, the neighborhood was developed by the Army around 1980. Following commencement of the Residential Communities Initiative (RCI) in December 2003, Woodlawn Village was targeted for significant upgrades during the project’s Initial Development Period. This included major renovations of the previously built 444 homes, including strategic conversion of 200 existing two-bedroom homes into 100 five-bedroom homes, which provided much-needed housing for larger families assigned to the post. Completed in 2011, Woodlawn Village’s transformation resulted in 336 renovated homes , the two new homes for Wounded Warriors, new playgrounds and amenity areas, and the largest neighborhood center in the Villages at Belvoir, highlighted by an outdoor pool, fitness facility, and indoor and outdoor entertainment space.

An Inside Look at the Improvements

The plan in 2011, as coordinated with the Army, was to build more single-family accessible homes in open plots of land, also known as “infill lots”, within Woodlawn Village. After several years of engineering, design, and coordination with the Army, the Villages at Belvoir secured approvals for additional accessible homes in Fall 2020.

The eleven new four-bedroom, 2100-SF accessible homes will build upon the elevated standards of design we set in 2011 and will feature brand new stainless steel appliances, quartz countertops, ceramic tiled bathroom floors and showers, water saving fixtures, and energy conserving Nest thermostats, as well as fenced backyards and two-car garages. The initial phase of this development also includes the infrastructure and sitework for all 24 accessible home locations. Similar to how master planned communities are often built off post, finishing lot development now for all accessible home sites will expedite the timeline to build additional accessible homes in the future.

    Inlet Protections

    We’d like to thank residents for their patience and notifications regarding stormwater drainage issues in the neighborhood. As part of the requirements build new homes for service members in Woodlawn, the construction team has installed inlet protections at all stormwater sewer drains.

    These inlet protections are required under the construction permit to prevent illicit discharges of sediment into our storm sewer system and waterways for all construction projects throughout the entire installation. Exceeding the amount of sediment put into the stream systems can have negative environmental impacts as well as result in permit violations, increased regulatory oversight, and stricter requirements in the future.

    While these inlet protections do have some ponding after heavy storms, this is normal and they should draw down within a day or less in most cases. If you have specific concerns about stormwater ponding near inlet protections, please contact the Woodlawn Community Management Office at (703) 781-0566.
